Baltimore HealthCare Access Expands at 201 E Baltimore
Baltimore HealthCare Access, Inc. (BHCA), the quasi public, 501 (c)(3) agency affiliated with the Baltimore City Health Department, has expanded its space at 201 E. Baltimore St. in downtown Baltimore by more than 30 percent.
Robert A. Manekin, SIOR and Vince Brocato of Manekin, LLC represented BHCA in negotiations with the landlord, Rosser LLC.
Since 1998, BHCA has occupied 15,585 square feet of space in the Class B office building. It currently occupies the entire ninth and tenth floors, as well as portions of the 14th and 15th floors.
"Over the last two years, we have been expanding and now have 135 employees. We are slated to grow to 150 employees by the end of our fiscal year in June 2010, and would need more room to accommodate this growth," said BHCA President Kathleen Westcoat, MPH.
With the new five-year lease, BHCA will occupy the entire seventh, ninth and tenth floors for a total of 21,577 square feet of space. Construction on BHCA's new seventh floor space is underway with completion scheduled for November.
"There was an extensive, 18-month process throughout downtown Baltimore to find space that would fully accommodate BHCA's needs," Brocato said. "Ultimately, the landlord was committed to keeping BHCA in the building and reconfigured/refurbished the space, which allowed the agency to continue to serve its clients without interruption."
"We greatly appreciate the efforts of Manekin and the landlord in working out a great deal to enable us to stay at 201 E. Baltimore St.," Westcoat said. "This facility offers a rare combination of an efficient work space, along with the charm and character of a 19th century building."
